If you have been sitting on storm damage from 2024 thinking your window to get help had closed, I have good news: Manatee County just gave homeowners another six weeks. The Lasting Manatee Home Recovery Program extended its application deadline to August 31, 2026, and there is still real money on the table — up to $450,000 per household.

NEW DEADLINE: Pre-applications for the Home Recovery Program are now accepted through August 31, 2026. If your home was damaged by Hurricane Debby, Helene, or Milton and you have not applied, this is your reopened window.

What Changed

The county's original pre-application deadline was June 30, 2026. According to Lasting Manatee Communications Coordinator Odugo Ohizu, the extension "is intended to ensure more homeowners have the opportunity to access available resources before funding is distributed." In plain terms: not enough eligible households had applied yet, and the county would rather push the deadline than leave federal recovery money unclaimed.

The county has also been running pop-up events around Manatee County — community centers, intake days, walk-in sessions — specifically to reach homeowners who have insurance gaps, still have blue tarps on their roofs, or ran into contractor problems or scams during the recovery process.

Who Qualifies

This round is specifically for owner-occupied homes damaged in the 2024 storm season. To qualify, homeowners must meet all of the following:

To put those income limits in real numbers: a four-person household qualifies at or below $129,120 (120% AMI), with priority given at or below $86,100 (80% AMI). A two-person household qualifies at or below $103,320, with priority at or below $68,900. Larger and smaller households scale accordingly — the full table is on LastingManatee.org.

What You Can Get

This is grant funding, not a loan. It is meant to close the gap between what insurance and FEMA already paid out and what it actually costs to finish the job.

How to Apply

The process runs in steps, and the county pushed back the deadline on both of the first two:

  1. Submit the Pre-Application online at LastingManatee.org (accepted through August 31, 2026)
  2. If conditionally eligible, complete a full application with an assigned Applicant Eligibility Specialist (extended to September 30, 2026)
  3. A Home Recovery Program inspector verifies storm damage and remaining work needed
  4. Eligible applicants receive an Award Letter and sign a Homeowner Grant Agreement
  5. Approved homeowners select a county-vetted contractor
  6. Repair or reconstruction begins

Why This Matters — Even If You're Not Applying

I am not a government employee, but I am in Manatee County homes every week, and I still see it: blue tarps that never came down, additions that stalled when the money ran out, sellers quietly discounting a listing because buyers can see unfinished storm repair. An extra six weeks of eligibility does not just help the homeowner who applies — it helps the whole street when a damaged home actually gets fixed instead of lingering half-repaired.

If you are thinking about selling a storm-damaged home as-is, it is worth finding out first whether this money could cover the repair instead. A fully repaired home almost always nets more than a discounted "as-is" sale.

Six more weeks doesn't sound like much until it's the difference between missing $450,000 and getting your home fixed.

Not Sure If You Qualify?

Whether you're weighing repair versus selling as-is, or just want a second set of eyes on your situation, I'm happy to help you think it through.
